Everyone is saying there are no affordable homes being built in the Raleigh area anymore. Well, that’s not true, here is the good news. There are many frustrated buyers who say they can’t find any affordable homes. They believe there is nothing out there built in the Raleigh area for under $500,000. Here are seven builders who begged to differ. They build homes around, under, slightly above $500,000. One piece of advice, never speak to a builder before you have buyer representation. It will cost you a lot less money and make the process smoother if you have someone representing you.
Caviness & Cates
First up on our list, we have Caviness & Cates. They build new homes in Clayton, Wake Forest, Knightdale, Youngsville, Selma, and Wendell area. They are all around the greater triangle area. Phenomenal builder. They have the Old Liberty neighborhood and Estates at Winston Pointe neighborhood. Caviness & Kates has good floor plans, great staging, and modern design. Ballinger Farms is another one of their neighborhoods in the Youngsville area with modern designs.
David Weekley Homes
Next up we have David Weekley Homes. They are a national builder and they build all over the Raleigh area. One neighborhood, in particular, is the Encore neighborhood in Wendell. It is a 55 plus community. David Weekley homes build everywhere, from Pittsboro to Chapel Hill, and Apex. They have beautiful floor plans, big showers. Another neighborhood they have is their townhome community near Southpoint Mall in south Durham. There is not much-undeveloped land left in that area anymore. The solution for builders is to build high-quality townhomes. A mega neighborhood called Briar Chapel, they are also building. It is between Chapel Hill and Pittsburgh, and the sister neighborhood to Wendell Falls in Wendell.
Garman Homes
Next up we have Garman Homes. They are building in Wendell Falls, Wake Forest, Rolesville, Fuquay – Varina, and the Holly Springs area. These builds are of great value with an upscale look. Some of the lots in the Wendell Falls area are available. They are building up in Wake Forest, and down in the Holly Spring, and the Fuquay- Varina area. They also offer move-in homes, which means they will be ready in the next few months to move into in Wendell and their neighborhood in Pittsboro. On their website, they offer all the features and selections that were made for the home.
H & H Homes
Next up H & H Homes. Another good builder who builds all over the triangle and all over the coast as well. They have town homes coming in Wake Forest. They have a new Barrington neighborhood in Zebulon with single family homes. Zebulon is one of those up-and-coming areas in the Raleigh Triangle area. Another neighborhood called Oak Hill Farms is coming soon to Clayton.
Massengill Design Build
Next up we have Massengill Design Build. This is the custom builder in this list of seven. They have Meadow Bluffs in Fuquay- Varina area. Since they are a custom builder you can spend as much as you desire. It is excellent value for the money. You can arrange the kitchen the way you want it. You can move walls around on the plans. You can even bring them a plan. You don’t have to use one of the set plans. Any of this is custom. They can do whatever flooring you want, whatever countertops you want, you get to pick your own, granite or quartz countertop. You pick your own cabinets.
Terramor Homes
Next up we one of our favorites, Terramor Homes. They were recently purchased by D.R. Horton. We listed them separately here just because D.R. Horton has allowed them to maintain their own neighborhoods and build their own plans, even though they’re under the D.R. Horton name. One of the neighborhoods to highlight in Knightdale is The Manors at Haywood Glen. Knightdale is such an up and coming town. They have larger, more spacious plans at Wilson Farm in Clayton.
TrueHomes
Next up we have TrueHomes. They have a neighborhood called Arlington Meadows in Fuquay – Varina. With TrueHomes, you get a lot of home for the money. They are very pro consumer and pro agent. The contracts are easy to read. Flowers Plantation, one of the large and major communities that they’re building in Clayton is very modern.

Unfortunately, with supply issues, many of the new construction homes aren’t listed for the general public and are not fed into the site.
